Drywall Framing
Soffit and Bulkhead Framing
Soffit and bulkhead framing builds dropped structures below the ceiling to conceal ductwork, plumbing, beams, and wiring. Because soffits are defined almost entirely by their lines, accuracy in framing determines whether the finished result looks intentional or improvised.

About Soffit and Bulkhead Framing
A soffit is judged entirely on its lines. Because it sits below the ceiling plane and usually runs along the perimeter of a room or above cabinetry, both of its visible edges are long straight lines that the eye tracks instantly. A soffit that is out by a quarter inch over ten feet reads as sloppy even to people who could not tell you why.
The other consideration is access. Ductwork, plumbing, and valves get boxed in, and some of them will need servicing eventually. We plan access panel locations during framing so they land somewhere sensible rather than being cut in later wherever it happens to be convenient.

Why this matters
- Straight, true lines that read as intentional design
- Square corners that finish cleanly with bead
- Access panels planned into the design, not cut in later
- Sized tightly around services so no space is wasted

How we work
Our Process
How a soffit and bulkhead framing project runs from first contact through final walkthrough.
Step 1: Assess and Measure
We review the space, take measurements, and confirm exactly what the soffit and bulkhead scope needs to achieve.

You receive a written estimate with clear inclusions, exclusions, materials, and a realistic schedule.
Step 3: Protect and Prepare
Floors, fixtures, and adjacent finished areas are protected before work begins.
Step 4: Execute the Work
The soffit and bulkhead work is completed to spec, with quality checked at each stage rather than only at the end.
Step 5: Clean and Walk Through
Full cleanup, then a walkthrough with you before we consider the work complete.
