Can water damaged drywall be dried out and saved?
No. This is the single most common and most expensive misconception about water damage.
Gypsum board that has absorbed water loses its core strength permanently. Drying does not restore it. Meanwhile the paper facing on both sides has been wet, and paper plus moisture is an ideal substrate for mold growth. Sealing the stain with a stain blocking primer hides the discolouration for a while and does nothing about either problem.

How far past the stain should you cut?
Further than the stain suggests. Moisture wicks through gypsum well beyond the point where discolouration is visible, so cutting exactly to the stain line leaves compromised board in the wall.
We cut back to material that is genuinely dry and sound, verified rather than assumed, and typically to the nearest framing member so the new board has proper support.
What has to happen before new board goes up?
Three things, in order, and skipping any of them means doing the repair twice.
- The water source must be fixed. New board over an active leak fails immediately.
- The cavity, framing, and any remaining insulation must be verified dry, not assumed dry.
- Any mold growth beyond a small surface area must be addressed by a licensed remediation contractor first.
When is remediation needed rather than drywall repair?
A drywall contractor is the right trade for replacing damaged board. A remediation contractor is the right trade when there is significant mold growth, when contaminated water was involved, or when the affected area is extensive.
We will stop and tell you if we find growth beyond a small surface area. Installing new board over an unresolved mold problem creates liability for everyone and helps nobody.
Should you upgrade the board when replacing it?
Frequently, yes. If water reached this location once, it is worth asking whether the location is prone to it. Bathrooms, laundry rooms, and areas below plumbing are all candidates for moisture resistant or mold resistant board rather than putting standard board back.
The cost difference is modest and the wall is already open, which is exactly when upgrades are cheapest.
