How long does drywall last?
Indefinitely under normal interior conditions. Gypsum board does not degrade with age on its own. What ends its life is moisture, physical damage, or building movement, not time.
Properly installed drywall in a dry, undamaged wall will still be sound after fifty years.

What actually damages drywall?
Three things account for nearly all of it.
- Moisture, whether from leaks, poor ventilation, or persistent humidity
- Physical impact, concentrated in predictable locations like corners and behind doors
- Building movement, showing up as cracks that were never properly reinforced
What should you actually do?
A short list, and none of it is onerous.
- Run bathroom exhaust fans during and for twenty minutes after showering
- Address any leak immediately, because a small leak becomes board replacement quickly
- Fit doorstops behind doors that reach walls
- Repair impact damage promptly, before the opening grows
- Investigate any new crack that widens rather than just filling it
- Keep interior humidity moderate, particularly in coastal properties
When should you call someone?
Water stains, of any size, because they indicate moisture that has already travelled further than you can see. Cracks that are widening over time. Sagging ceilings, which do not recover. And any soft or spongy area, which means the board has lost integrity.
