# Settling Crack Repair

Settling cracks appear where a structure has moved, most often diagonally from the corners of door and window openings. Repair requires cutting out the crack and installing tape reinforcement across it, because those corners are stress concentration points that will keep moving.

Settling cracks have a signature. They run diagonally up from the top corners of doors and windows, or horizontally along the line where a ceiling meets a wall. That is not coincidence: openings interrupt the framing, so stress concentrates at their corners and finds relief through the finish.

These cracks are also the most likely to be repaired repeatedly and unsuccessfully, because they get filled instead of reinforced. Cutting out the crack and bedding tape across it gives the joint tensile strength it never had. Where movement is ongoing, we will recommend a control joint instead of a repair that is guaranteed to fail again.

### Should I worry about settling cracks?

Most are cosmetic and normal, especially in the first few years after construction and at the corners of openings. Cracks wider than about a quarter inch, cracks that keep widening, or cracks paired with sticking doors and sloping floors are worth a structural engineer opinion.
