# Popcorn Ceiling Removal Guide

> **TLDR**: Test for **asbestos** first if your home predates the early 1980s. Removal itself is straightforward but very messy. The **surface underneath** always needs proper finishing, which is the half most people underestimate.

Popcorn ceiling removal strips sprayed acoustic texture, then repairs and refinishes the surface underneath. Ceilings applied before the early 1980s should be laboratory tested for asbestos before any removal work disturbs the material.

## Should you test for asbestos first?

If the home dates from before the early 1980s, yes, without exception. Sprayed acoustic texture from that era may contain asbestos, and scraping it releases fibres into the air.

The only way to know is laboratory testing of a sample. A large share of Orange County housing falls into this age range, particularly in Anaheim, Garden Grove, Westminster, Santa Ana, Costa Mesa, and the original parts of Lake Forest and Mission Viejo.

If it tests positive, removal becomes licensed asbestos abatement work rather than a drywall job. We will tell you that and refer you rather than proceeding.

## What does the removal process involve?

The texture is wetted so it softens and releases, then scraped off. Wetting is important because dry scraping produces far more airborne dust.

The debris is heavy, wet, and goes everywhere in the room, so full floor and wall protection plus containment at every doorway is essential rather than optional. Anyone describing this as a tidy process has not done it.

## Why does the ceiling need work after the texture comes off?

Because the surface underneath was never finished to be seen. Popcorn texture was applied precisely because it hid joints, fastener heads, and imperfections, so the drywall beneath it typically received only a minimal finish.

Once the texture is gone, all of that is exposed. Joints need finishing, fastener heads need coating, and the plane usually needs correcting. This second half is where most of the labour actually sits, and it is what a suspiciously cheap quote is leaving out.

## Should you retexture or go smooth?

Both are legitimate, and the decision is mostly budget against how contemporary you want the room to read.

| | Retexture (usually knockdown) | Smooth finish |
| --- | --- | --- |
| Finish level required | Level 4 | Level 5 |
| Forgiveness of surface below | Good | None |
| Relative cost | Lower | Significantly higher |
| Contemporary appearance | Current, conventional | Most contemporary |
| Matches adjoining rooms | Usually yes | Only if they are also smooth |

## Frequently Asked Questions

### Can I stay in the house during popcorn removal?

Usually yes if the work is confined to one or two rooms with proper containment. For whole house removal most people prefer to be out during the removal days. We will tell you which days those are.

### How long does popcorn ceiling removal take?

Removal itself is fast, often a day for a room or two. The finishing that follows is what sets the schedule, because compound needs to dry between coats. A realistic figure for a room is three to five days for retexture and four to six for a smooth Level 5 finish.
